Monday to Friday, 9am to 5pm. If you arrange an urgent repair yourself you can be reimbursed up to $1,000 under the Residential Tenancies Act 2010, but only after making a reasonable attempt to reach us first. Keep the invoice and send it through.

What counts as an urgent repair

Section 62 of the Residential Tenancies Act 2010 (NSW) lists these as urgent repairs:

  • A burst water service or a serious water leak
  • A blocked or broken toilet
  • A serious roof leak
  • A gas leak
  • A dangerous electrical fault
  • Flooding or serious flood damage
  • Serious storm, fire or impact damage
  • Failure or breakdown of the gas, electricity or water supply
  • Failure of an essential service or appliance for hot water, cooking or heating
  • A fault or damage that makes the property unsafe or insecure
  • A fault or damage likely to injure someone or damage property
  • A serious fault in a staircase, lift or other essential structure
What happens after you call

Let the trade know you are a tenant of The Gallery Real Estate and give them the property address. They invoice us directly. We log the job and follow up with you and the owner the next business day.
