How we lease Inner Sydney properties in 8 days (without cutting corners)
A vacant property earns nothing. On a $1,100 a week rental, two weeks of vacancy costs $2,200. That money is not deferred or recovered later in the tenancy. It is gone.
Across Inner Sydney, the market median time to lease sits around 19 days. Our median is 8. That gap invites a fair question: can you lease a property in eight days without cutting corners on screening, presentation or price? You can, if the process is built for it from the first day. Here is exactly how ours works.
Day 1: agree the price and the presentation plan
Before anything goes online, we agree two things with the owner. First, the asking rent, based on what comparable properties are actually leasing for right now, not what a hopeful appraisal promised. Second, a presentation plan: anything the property needs to show at its best, whether that is a professional clean, a garden tidy or a small repair that would otherwise appear in every photo.
This is the step that decides everything after it. Price a property wrong and it sits. Skip the presentation work and the photos underdeliver. An honest conversation on day one saves weeks at the other end.
Days 2 to 5: photography and copy that earn the enquiry
Professional photography is booked straight away. The copy is written for the property, not lifted from a template. By day five the listing is live on realestate.com.au and Domain, presented to the same standard as our current properties for lease.
This is where the numbers start to move. Our listings generate three times the enquiry of the market average. That volume is not luck. It is the direct return on how the first five days are spent.
The first weekend: open homes and real follow-up
Open homes start on the first weekend the listing is live. Every enquiry gets a follow-up, whether the person attended or not, because this weekend's browser is often next weekend's applicant.
After each open home, the owner receives a report: how many people came through, what they said and how the market is responding to the price. You should never have to chase your agent for an update. Ours arrives before you think to ask.
Week one to two: screening that actually verifies
Strong marketing creates choice. We receive six times the applications of the market average, which means the applicant we recommend is genuinely the best available, not simply the first to apply.
Every application goes through the same checks:
- Income verified against the rent, not taken on faith
- Rental history confirmed with previous agents
- References called and asked real questions

Day 8: the lease is signed
Day 8 is our median day for a signed lease. The tenant signs digitally, the deposit is paid and the property comes off the market. Set that against the Inner Sydney median of around 19 days and the difference is not abstract. It is rent starting well over a week sooner, on a process that skipped nothing.
Around week four: move-in, done properly
Roughly two weeks after signing, the tenant moves in. Before the keys are handed over, the bond is lodged with Rental Bonds Online and a detailed condition report is completed, room by room, so the state of the property is documented from day one of the tenancy.

Why speed and screening are not a trade-off
The assumption behind "fast means careless" is that agents buy speed by skimping on checks. That is not where our speed comes from. It comes from the front of the process: pricing agreed on day one, photography within days, marketing that pulls three times the enquiry and six times the applications of the market average.
Volume is what makes speed safe. When more qualified people apply, you can be quick and selective at the same time.
