Sometimes you may be faced with an emergency situation.

If anyone is hurt or in danger, call 000 first. Tell us afterwards.

An emergency is something that may harm someone, or cause further damage to the property if left unattended. If you're faced with one after hours, call the right trade from the list here and tell them you're a tenant of The Gallery Real Estate. They invoice us directly.

What counts as an emergency

• A burst or serious leak in water services
• A blocked or broken lavatory system or fittings
• A serious roof leak
• A gas leak
• A dangerous electrical fault
• Flooding or serious flood damage
• Serious storm, fire, or impact damage
• Failure or breakdown of gas, electricity, or water supply to the premises
• Failure or breakdown of an essential service or appliance for hot water, cooking, or heating
• Fault or damage that makes the premises unsafe or unsecured
• Fault or damage likely to injure a person, damage property, or unduly inconvenience tenants
• A serious fault in any staircase, lift, or other essential structural elements
