How to switch property managers in NSW
Switching property managers in NSW is more straightforward than most owners expect. You can change agents at any time, even while a tenant is living in the property, as long as you follow the notice terms in your current managing agency agreement.
The Gallery Real Estate handles the entire switch for you, from giving notice to collecting keys and documents and introducing ourselves to your tenant. This is general information, not legal advice, so always check your own agreement.

How the switch works
Three steps, and we handle almost all of it.
1. Check your agreement
Your managing agency agreement sets the notice period, commonly 30 days. We help you read it and confirm what applies.
2. Give notice
You notify your current agent in writing. We can provide the wording, or manage the communication for you.
3. We handle the handover
We collect keys, tenancy documents and the bond details, introduce ourselves to your tenant and begin managing from day one.

You do not chase the paperwork
We coordinate directly with your outgoing agent, confirm the lease terms and bond, and make the transition seamless for your tenant. Most owners tell us it was easier than they feared.
Switching property managers questions answered
Can I switch property managers while a tenant is in the property?
Yes. In NSW you can change managing agents at any time, including mid-tenancy. The existing lease continues on the same terms, and we introduce ourselves to the tenant so nothing is disrupted.
How much notice do I need to give my current agent?
It depends on your managing agency agreement, but 30 days is common. Check the termination clause in your agreement. The Gallery will help you confirm what applies to your situation. This is general information, not legal advice.
Will switching affect my tenant?
No. The lease and its terms carry over. We introduce ourselves, confirm who to contact and how to pay rent, and make the transition seamless. Most tenants find it the smoothest part of their tenancy.
Does it cost anything to switch?
There is no cost from The Gallery to take over management. Check your current agreement for any exit terms. We set out our fees clearly before you commit.
How long does switching take?
Usually around 5 to 7 business days from when you give us the go-ahead, once notice is served. We handle the paperwork, the handover with your current agent and the tenant introduction.
