February Property Market Update 2025 — The Gallery Real Estate

February brought a cautious upswing in asking prices. Nationally, house prices edged up 0.3%, while units rose 1.1%. Capital cities saw average house price growth of 1%, and unit prices increased by 1.6%. Brisbane’s unit market was particularly strong, showing a 3.22% increase.
Rental prices continued their upward trajectory. National average rents rose to $720 for houses and $566 for units, marking increases of 4.7% and 5.6% respectively compared to the previous year.
Market listings surged considerably, with a 43.6% rise over 30 days. Melbourne, Sydney, and Canberra led this growth, with listing volumes up by more than 60% in each city. This influx of listings could signal increased choice for tenants and buyers alike.
