Routine inspections you can walk through

If you own an investment property, the routine inspection report is often the only time all year you actually see inside it. Which makes it strange that the industry standard is a PDF of thumbnails photographed on a phone. We decided that was not good enough, so our routine inspections come with something better: a 3D walkthrough you can open on any device and move through room by room.

What a routine inspection is actually for

A routine inspection has two jobs. The first is protective: catching small problems while they are still small. The slow leak under the sink, the grout that is starting to go, the mould spot behind a wardrobe. Caught early these are minor lines on a maintenance invoice. Caught late they are insurance claims.

The second job is honesty. The report is how the owner knows, not hopes, that the tenant is caring for the property and that the manager actually went. A report with six dim photos does neither job well.

What we do differently

At each routine inspection we capture the property in 360 degrees, room by room, and publish it as a live walkthrough on our own domain. The owner gets a link. You stand in the kitchen, turn around, look at the ceiling, move to the balcony, all from your phone or laptop, anywhere in the world.

  • Nothing to install. It opens in the browser, on any device.
  • Every room, every angle. Not the six most flattering photos. All of it, exactly as we found it.
  • A record that ages well. Each walkthrough is a dated snapshot of condition, which makes end-of-tenancy comparisons and bond conversations much simpler.
  • Written findings still included. The walkthrough sits alongside the written report and the maintenance recommendations, not instead of them.

Why it matters more for some owners

Plenty of our owners live interstate or overseas, and plenty more simply have better things to do on a Tuesday than drive across Sydney. The walkthrough means distance stops mattering. An owner in Singapore sees the property in more detail than most owners standing in it, because nobody inspects their own investment with a torch behind the wardrobe.

It also changes the conversation when something needs money spent. Approving a repair is easy when you can see the problem yourself rather than squint at a thumbnail and take our word for it.

The bigger point

The walkthrough is one example of a simple belief: an owner should never have to wonder what is happening with their property.
