The working ranges
These are the guide ranges our instant rental report uses for Redfern apartments in standard condition. Treat them as a starting point, not an appraisal. Every building and aspect is different, and the difference matters here more than in most suburbs.
- One bedroom: roughly $575 to $665 a week
- Two bedroom: roughly $790 to $910 a week

A second bathroom typically adds around four per cent. Secure parking adds around six per cent, and in the tighter streets near the station it can carry more than that, because a car space in Redfern is a scarce thing.
Why Redfern carries a premium story
Redfern sits ten minutes from the CBD by train, next door to Surry Hills prices without quite being Surry Hills prices, and the tenant pool reflects it. Young professionals, hospital and university workers, couples upgrading out of a one bedroom in the city. When we list a well presented Redfern apartment, the enquiry is immediate and deep, which is exactly what an owner wants, because competition is what sets rent, not hope.
The blocks tell different stories. Warehouse conversions and newer developments around Bourke, Young and Regent Streets lease at the top of the ranges. Older walk-ups without outdoor space sit lower, but they also lease fast when priced honestly, because the location does the heavy lifting.

What actually moves the number
- Natural light and aspect. The single most common reason two identical floor plans rent $50 apart.
- Outdoor space. A usable balcony or courtyard is worth real money in an apartment suburb.
- Condition on day one. Fresh paint and clean carpet move the rent more than any listing adjective. Tenants price what they see.
- Parking. As above. If you have it, it should be in the headline.
- Presentation of the listing itself. Professional photography is not decoration. It is what earns the inspection.
The mistake that costs more than all of it
Overpricing. Holding out for an extra $25 a week feels harmless until you do the arithmetic. On a $850 a week apartment, one extra vacant week costs $850. That is 34 weeks of the increase you were holding out for, gone before the tenancy even starts.
