Switch to The Gallery

Switching managing agents is one decision. We carry it out for you, and from that day a named person picks up. Sydney residential property management, nothing else.

Your property, this week

Managed, technically.

A call that goes to voicemail. A statement that arrives, eventually. A manager whose name you had to look up.

The same week, with us

Managed, properly.

A named manager with a direct line. Sydney residential property management and nothing else, from a boutique agency that answers.

When something goes wrong

The phone.

You ring the office. The person who knew your property left in March. Someone will call you back.

The email.

Three days later a reply arrives. It answers a different question.

The name.

It has changed twice this year. Nobody mentioned it.

One person. Their name and their direct line, from day one.

A portfolio manager who knows your property, your tenant and what you want done about the dishwasher. Backed by a principal who reads every renewal.

Thirteen days sooner. On a $900 a week property that is about $1,700 of rent that arrives instead of waiting.

What you imagine switching involves

An awkward call.

Telling your current agent you are leaving, and then explaining why.

A paper chase.

Keys, the lease, the bond record, the inspection reports, all sitting in someone else's filing system.

A tenant in the middle.

Someone paying rent to one office while another office is taking over.

What it actually involves

  1. You tell us.

One conversation about what is working and what is not.

  2. We give notice.

Written notice to your current agent, on your behalf. Usually 30 days, depending on your agreement.

  3. We collect the file.

Keys, documents and the bond record. Your account set up the way you want it run.

  4. We meet your tenant.

Same lease, same rent. They simply get a better number to call. Usually 5 to 7 business days, end to end.

You might be wondering

  • Do I have to tell my current agent?

  • Will my tenant be affected?

  • What if I am mid-lease?

  • How long does it take?

  • We do, on your behalf.

Your agreement will set a notice period, usually 30 days. We write to them and manage the handover. No awkward conversation.

  • No.

The lease stays exactly as it is. We introduce ourselves, confirm who to contact and carry on. Most tenants tell us they barely noticed.

  • That is fine.

You can change managing agents at any point in a tenancy. The lease belongs to the property, not to the agent.

  • Usually 5 to 7 business days.

From your go-ahead to us holding the keys. It is a well-practised process and we run it for you.

Or

Leave it as it is.

Another year of the same phone, the same statement and a name you will look up again.
