Your first investment property

For your situation

Your first investment property comes down to what it earns after costs, getting it ready to rent, choosing the tenant and who does what from there. We handle the work. You make the decisions.

Questions

Questions first-time landlords ask

What does a first investment property earn after costs?

The rent, less strata, council, water, landlord insurance and our fees, before tax. We pay strata, water and council from the rent, so your statement shows what is left. Your instant rental report gives you an estimate to start from.

Do I have to choose the tenant myself?

You approve the tenant. We do the rest: income verified against the rent, rental history confirmed with previous agents, references called. You see the applications worth considering with our recommendation. The decision is always yours.

How long does it take to find a tenant?

Our median time advertised was 7 days in the six months to 16 September 2026, against a market median of 20. It depends on the property and the price, so we read the first open home and tell you early if enquiry is quiet.
