How much does a rental agency cost in Sydney? (2026 guide)

If you are comparing rental agencies in Sydney, the fee question comes up first. Here is how agency pricing actually works in 2026, what is normally included and how to compare quotes without being caught by the fine print.

The two main fees

Management fee

Charged as a percentage of the rent collected, this covers the ongoing work: rent collection, arrears follow-up, maintenance coordination, routine inspections, statements and compliance. In Sydney, management fees typically range from around 5% to 8% plus GST depending on the property, the service level and the agency.

Letting fee

Charged when the agency finds and places a new tenant, commonly one to two weeks of rent. It covers the leasing campaign: appraisal, marketing, inspections, application screening and lease preparation.

What else can appear on a quote

  • Advertising costs for the leasing campaign, sometimes charged at cost, sometimes bundled
  • Lease renewal fees when a fixed term is renegotiated
  • Routine inspection fees, statement fees or annual summary fees at some agencies
  • Tribunal preparation or attendance fees if a matter goes to NCAT
