Seven things to look for in a Sydney rental agency

1. A specialist, not a side business

Ask how much of the agency's business is property management and leasing. If the answer is a small slice behind sales, your property risks being deprioritised whenever a listing campaign heats up.

2. A fast, honest time to lease

3. Thorough tenant screening

Fast leasing means nothing if the tenant is wrong. Ask how they verify income, rental history and references, and how many applications they typically receive per property.

4. Low arrears, managed early

Ask what the agency's arrears rate is across its portfolio and how quickly they act when rent is late. Ours is under one percent.

5. Real reviews from real owners

Look past the marketing to the Google reviews. Read what landlords, not just tenants, say about communication, maintenance and end of lease.

6. Local knowledge

An agency that knows your building, street and tenant pool will price and market your property better. Ask which suburbs they actually manage in, not just where they advertise.

7. Transparent fees
