The five checks worth doing before the cold sets in

None of these are large jobs on their own. Left until the middle of winter, any one of them can become a call-out at an awkward hour.

  • Gutters and downpipes cleared before the first heavy rain. A blocked gutter is the single most common cause of a winter ceiling leak.
  • Hot water systems serviced, particularly units older than eight years. A cold shower call on a Sunday costs more than a scheduled service.
  • Smoke alarm and heater safety checks done and documented. This protects the tenant and keeps your compliance record clean.
  • Window and door seals checked. Draughts drive up power bills, and a tenant carrying a high power bill is a tenant more likely to raise other complaints.
  • Early signs of damp or mould, especially behind wardrobes and in bathrooms with weak ventilation. Caught early it is a wipe down. Left through winter it is a repaint.
