The Gallery Real Estate named a finalist in three categories at the 2026 Property Management Excellence Awards
The Gallery Real Estate has been named a finalist in three categories at the 2026 REB Property Management Excellence Awards: Innovation in Property Management, Property Management Office of the Year (Small Office) and Property Management Team of the Year. Winners are announced at The Star in Sydney on Thursday 5 November 2026.
It is the fourth piece of recognition for the agency in 2026, after Outstanding Real Estate Agency at the Local Business Awards, Young Business Champion Entrepreneur of the Year for Principal Thomas Tamine at the Australian Small Business Champion Awards and Gold for identity and branding at the Sydney Design Awards. It is the first time the recognition has come from inside the property management industry itself.
What the REB Property Management Excellence Awards are
The Property Management Excellence Awards, known in the industry as the PMX Awards, are run by Real Estate Business (REB), the national publication for the Australian real estate industry, published by Momentum Media. Now in their third year, they are the one national awards program built entirely around property management rather than sales.
The awards are property management only. There are sixteen team and office categories, from Office of the Year to Innovation, Team of the Year, Tenant Relations and Landlord Experience, alongside the individual awards for property managers, leaders and business development managers. Entries are assessed through what REB describes as a rigorous, transparent and independent judging process, on performance across the year to 30 June 2026. Submissions closed on 21 August, finalists are announced in late September and the winners are revealed at a black-tie gala at The Star, Sydney, on 5 November.
Being a finalist means an agency has been shortlisted by that judging panel against property management businesses from every state. We are shortlisted in three of the sixteen team and office categories.
The three categories we are shortlisted in
Innovation in Property Management recognises an agency that changed the way the work is done, why the change was needed and what it measurably delivered for landlords and tenants.
Property Management Office of the Year (Small Office) judges the whole business together: the systems, the results, the client service and the case studies behind them, against other boutique offices nationally.
Property Management Team of the Year is about the people. How the team is structured, how it works together, the initiatives it delivered in the year and how landlords and tenants experienced that.
Being shortlisted in all three at once matters to us because they describe the same business from three sides. The systems only count if the people and the results follow.
What we entered
The entries centred on two systems we built ourselves rather than bought. TG-Assist sits inside PropertyMe, our property management platform, reads whatever record a team member already has open and prepares the next step. TG-OS is the operating system the team works from, where every procedure sits on the same screen as the work it describes.
One rule sits behind both. We automated everything around the conversation and nothing inside it. The assistant drafts the email, prepares the call and briefs the trade, then it stops and a person takes over. There is no auto-send, because we never built one. Nobody wants to speak to another bot, so the point of the technology is to put our team in front of people more often, not less.
The results over the judged year are what the entries rest on. The rent roll grew by 18.5 per cent on top of 24.8 per cent the year before, entirely by referral. Average arrears fell from 5 per cent to 3 per cent. Vacancy turnaround came down from ten days to eight. In leasing, across the six months to 16 September 2026, our listings drew 748 enquiries against a market average of 261, 296 applications against 50 and were advertised for a median of 7 days against 20. Growth normally costs service. Ours went the other way. That is the part we are proudest of.
Why it matters to a Sydney landlord
Awards do not lease a property or fix a hot water system. What this one does is put a set of independently judged numbers behind the things we tell owners every week: that a boutique agency can outperform the market on enquiry, applications and days on market, that arrears can fall while a rent roll grows and that technology can make a property manager more available rather than less.

Whatever happens on the night, being shortlisted three times in the industry's own awards is the recognition I have wanted most. The earlier awards this year came from the community, from a business awards panel and from a design jury. This one comes from property management judging property management, on a year's worth of numbers. That is a different kind of validation.
